Tom Helmkampf partnered with Keat Properties in the search for an investment property in the highly sought after submarket for Office/Warehouse west of I-170.  The team was able to locate and get under contract the building at 10515 Liberty with an existing credit tenant that had a 16-month term left on their Lease.

During the due diligence period the Team discovered a 20’ wide easement for access and parking along the 3 sides of the property (see survey above).

This easement was written for the benefit and use of the parcel behind 10515 Liberty. Unfortunately, the Seller had added on to the building without knowledge of the easement, and part of the addition was built over the easement. The Team was able to negotiate an agreement between the Seller and the adjacent property Owner to get the easement released, and the release recorded with the Title Company before closing.

Soon after closing the Ownership Team negotiated a rate increase and an additional 2-year term with the credit Tenant.
